THE GOLDEN RULE OF RENOVATING

The golden rule of renovating is to start planning earlier than you think.

When you start dreaming up improvements to your home, it’s easy to get swept up in saving inspirational images, and putting all of your focus toward what your space will look like. This is, of course, the fun part — but there’s much more to the process.

So, what does it mean to start planning early? The most important piece is to educate yourself about the planning process from beginning to end.

When to Start Planning Your Home Renovation

Ideally, you should start planning your renovation before you even buy your home or property. This is because it’s essential to first get clear on how you want to live, and why. You don’t want to purchase a block of land and then find out later that it won’t suit your plans.

What You Need to Know at the Start

You’ll make better decisions in the renovation planning process if you have a clear understanding of these key areas:

  1. The orientation (aspect) of the home or property, which determines everything from energy usage to the feeling of the interior

  2. The topography of your block, e.g,. flat land vs. sloped

  3. Local regulatory restrictions, especially if you plan to rent out the space, as some areas prohibit short-term stays, detached dwelling units, etc.

  4. Specialisations of different building contractors to help you decide who you need on your team

  5. How far you can realistically stretch your budget and where to prioritise your spending for the biggest impact
